NDIS housing guide

NDIS accommodation options: SIL, SDA and ordinary housing

SIL pays for support workers. SDA pays an eligible housing provider for a specialised dwelling. Neither is the rent itself, and many participants need one without the other.

Compare SDA providers

Confirm the dwelling is enrolled in the design category and location written in the plan, then check the vacancy and rent contribution in writing.

Other ways to live independently

SIL and SDA are not the default housing path for every NDIS participant. Supports can also be delivered in a private rental, a family home or social housing. Individualised Living Options can help design a living arrangement, while home modifications can make an ordinary property usable. The right route depends on the person's housing goal, functional needs and required support hours.

Keep housing and support decisions separate

Ask for separate documents covering the tenancy or dwelling and the support service. Check whether changing the SIL provider would put the tenancy at risk, who handles vacancies and what notice applies to each agreement. Carevo is a connection platform and does not provide housing or employ support workers.
