How we rank providers

Rankings in Australia are based on real outcomes between providers and families on our platform. They are recalculated daily and cannot be purchased or influenced by advertising.

  • How this list is built. Providers shown here are registered with the NDIS for Specialist Disability Accommodation, or offer support work.
  • Outcomes with families. We measure what happens after a family contacts a provider. Providers where families report positive outcomes rank higher. Multiple signals are weighted across a rolling window.
  • Service match. Providers are ranked by how closely their registered services and capabilities match what you are searching for.
  • Registration and compliance. NDIS registered and government-approved aged care providers are weighted for meeting quality and safeguards standards.
  • Local presence. Providers confirmed in Australia rank above those covering only the broader region.

What "Trusted" means. The Trusted badge is awarded to providers with a consistent record of positive outcomes with families on our platform. It is based on multiple behavioural signals and family feedback, and it cannot be purchased.

How much does SDA housing cost in Australia?

SDA Housing in Australia typically costs Varies by design category and location (NDIS funded). Actual rates vary by provider, funding type, and the level of support required.

How to pay for SDA housing

Funding options include NDIS SDA Funding. Eligibility depends on your assessment and plan.

What is Specialist Disability Accommodation in Australia?

You have SDA funding in your NDIS plan. Now you need to actually find a home. The reality for most participants in Australia is that vacancies move quickly, listings sit on different websites, and the language used by providers (design category, building type, payment level) is hard to compare side by side. Many people feel stuck choosing between a property that is available and a property that actually fits.

Specialist Disability Accommodation is housing for NDIS participants with extreme functional impairment or very high support needs, who require a specially designed home to live safely and independently. SDA funding pays for the bricks and mortar (the building itself, paid to the SDA provider), while Supported Independent Living (SIL) funding pays for the on-site staff who help with daily tasks. They are separate funding lines and they are often combined, but you can have one without the other.

Only around 6% of NDIS participants have SDA in their plan. If you have it, you have already cleared a high evidence bar. The next job is matching your design category and personal preferences to a property in Australia with a current vacancy. Carevo connects you with registered SDA providers in Australia so you can compare local options, current vacancies, and the SIL providers who work in those buildings.

Key Features of SDA in Australia

  • Purpose-built or modified housing that meets the SDA Design Standard
  • Funded directly by the NDIS to the SDA provider, not to you
  • Separate from SIL (the support staff funding)
  • Four design categories: Improved Liveability, Fully Accessible, High Physical Support, Robust
  • A small Reasonable Rent Contribution from your income, not a market rent

Types of SDA Available in Australia

The NDIS recognises four SDA design categories. Each has different physical requirements, different price points in the NDIS price guide, and different participant profiles. Confirming your category is the single most important step in narrowing your search.

Improved Liveability

Housing designed for participants with sensory, cognitive or intellectual disability. Features include better lighting, clear colour contrast between walls, floors and fittings, easy-to-use door handles and taps, and a layout that reduces confusion. This is often the most affordable SDA category and is common in apartments, villas and group homes across Australia. Read more in our Improved Liveability SDA guide.

Fully Accessible

Housing built to a higher physical accessibility standard for participants with significant physical impairment. Properties have step-free access, wider doorways (minimum 950mm), accessible bathrooms with roll-in showers, and kitchens that allow a wheelchair user to move and work independently. Fully Accessible dwellings suit participants who use a manual or power wheelchair full time but who do not need ceiling hoists or backup power.

High Physical Support

The highest design category, built for participants with very significant physical impairment and very high support needs. High Physical Support dwellings include structural reinforcement for ceiling hoists, backup power for essential equipment, height-adjustable benches and basins, assistive technology integration, and 24-hour support readiness. Many High Physical Support participants in Australia also receive home nursing services and occupational therapy in the home.

Robust

Resilient housing for participants whose disability-related behaviours of concern can present a risk to themselves, other residents or the property. Robust dwellings have reinforced walls, impact-resistant fixtures, secure outdoor areas, and layouts that reduce escalation triggers. Participants in Robust SDA usually also have a behaviour support plan and clinical oversight.

Legacy Stock

Some SDA properties in Australia are classified as “legacy stock”. These are older dwellings that were enrolled before the current SDA Design Standard came into effect. They can still receive SDA payments and can be a legitimate option, particularly while you wait for a new build. The trade-off is that legacy stock typically has fewer accessibility features than a property built to the current standard. Providers through Carevo will tell you whether a property is legacy or new build before you tour.

How to Find SDA in Australia

Finding the right SDA property is a multi-step process. The order matters, because each step depends on the one before it.

  1. Confirm SDA funding in your NDIS plan. Look for a “Specialist Disability Accommodation” line under Capital Supports. The plan should also state your SDA design category, building type and location group.
  2. Determine your design category. This is set by your NDIS plan based on your assessments (usually a functional capacity assessment and an SDA-specific assessment from an occupational therapist). The four options are Improved Liveability, Fully Accessible, High Physical Support and Robust.
  3. Connect with Carevo to compare local SDA providers and current vacancies. Providers through Carevo will tell you which properties in Australia match your category, what is vacant now, and which SIL providers operate in each building.
  4. Tour properties and meet potential housemates. Most SDA dwellings are shared. Visit in person where possible, bring your support coordinator, and meet the people you would be living with. Compatibility with housemates often matters as much as the building itself.
  5. Sign your SDA dwelling agreement and SIL service agreement. These are two separate documents. The SDA agreement is with your housing provider and covers the building. The SIL agreement is with your support provider and covers staff. You can usually choose your SIL provider independently of the SDA provider.
  6. Move in and review. Settle in, review how the supports are working, and request adjustments through your support coordinator if anything is not fitting. Reviews happen at each plan reassessment.

The full timeline from first enquiry to move-in is usually four to twelve weeks, depending on category, vacancy availability, and whether the property needs minor modifications before you arrive.

SDA and SIL: How They Work Together

This is the part that most often confuses participants and families, so here is the plain version.

SDA is the housing funding. It is paid by the NDIS directly to the SDA provider (your landlord) for the building. You do not see this money in your plan as cash; it is a capital support paid to the property owner.

SIL is the support funding. It is a Core Supports line in your plan that pays for the disability support workers who help you with personal care, meal preparation, medication, community access and overnight assistance. SIL staff are usually rostered into the property, sometimes with sleepover or active overnight shifts.

In many SDA buildings, the SDA provider also offers SIL. You are not obliged to use them. Participants can choose a different SIL provider, and many do. The two services are contracted separately. If you want help comparing SIL providers, Carevo can connect you with options that operate inside SDA buildings in Australia, including providers offering broader disability services and clinical supports.

Reasonable Rent Contribution

You contribute towards your SDA accommodation costs from your own income. This is called the Reasonable Rent Contribution (RRC). The NDIS funds the rest.

The standard RRC is 25% of the Disability Support Pension (DSP), plus 100% of the Commonwealth Rent Assistance (CRA) you are entitled to. For most participants on the full DSP, this works out to a contribution that is well below market rent for an equivalent Australia property.

Your RRC is paid directly to the SDA provider, usually fortnightly, alongside the NDIS SDA payment. The exact figures change with each DSP indexation, so the SDA provider will give you the current amount in writing in your dwelling agreement. If you are not on the DSP, the provider will calculate an equivalent contribution. Always confirm the current Reasonable Rent Contribution figures with the SDA provider per the current NDIS price guide and DSP rates before you sign.

SDA Payment Levels

SDA funding paid to the provider depends on three factors: the design category, the building type (apartment, villa or duplex, house, group home), and the location. Higher categories and more independent building types attract higher SDA prices. As a rough guide per the current NDIS price guide:

  • Improved Liveability: lowest payment level, suits apartments, villas and group homes
  • Fully Accessible: mid-range payment level
  • Robust: mid to high payment level reflecting reinforced construction
  • High Physical Support: highest payment level reflecting structural and technology requirements

For a worked example with current figures, see our SDA calculator guide. For a side-by-side breakdown, our SDA vs SIL guide shows how the two funding lines combine.

SDA Property Features in Australia

Properties available through Carevo in Australia may include:

  • Wheelchair-accessible design throughout
  • Accessible bathrooms with roll-in showers and accessible kitchens
  • Wider doorways and corridors
  • Height-adjustable benches and basins
  • Ceiling hoist infrastructure (High Physical Support)
  • Backup power for essential equipment
  • Assistive technology and smart home integration
  • Climate control and ventilation
  • Reinforced and impact-resistant fixtures (Robust)
  • Secure outdoor areas

NDIS SDA Eligibility

SDA is funded in an NDIS plan when the participant meets one of two criteria:

  • Extreme functional impairment: very limited ability to do daily activities independently, requiring very high levels of support
  • Very high support needs: significant support needs due to a severe disability or combination of disabilities

You will need a functional capacity assessment and, in most cases, a specific SDA assessment from an occupational therapist. Providers through Carevo can connect you with assessors and a support coordinator who has built SDA evidence packages before. The NDIA makes the final decision at your plan review.

Trusted SDA Providers Through Carevo

Carevo connects you with NDIS-registered SDA providers operating in Australia and across Australia. When comparing providers, ask each one to confirm they maintain:

  • Registration with the NDIS Quality and Safeguards Commission for SDA
  • SDA dwelling enrolment and certification under the current SDA Design Standard for new builds (or legacy enrolment for older stock)
  • Compliance with the SDA Design Standards 2019 (revised) where applicable
  • Regular property maintenance and safety audits
  • Insurance and liability coverage for all properties
  • Accessibility features verified by occupational therapists

Frequently Asked Questions

How do I know if I’m eligible for SDA?

SDA is for NDIS participants with extreme functional impairment or very high support needs. Eligibility is decided by the NDIA based on evidence from a functional capacity assessment and usually an SDA-specific occupational therapy assessment. If your current housing does not meet your disability-related needs and SDA is shown to be reasonable and necessary, the NDIA can include SDA funding in your plan. Your support coordinator and an experienced OT can help build the evidence.

What’s the difference between SDA and SIL?

SDA is the building. SIL is the support. SDA is a Capital Supports line that pays your housing provider for a specially designed dwelling. SIL is a Core Supports line that pays for the support workers who help you with personal care, meals, medication and community access in your home. They are funded separately, contracted separately, and you can choose different providers for each.

How long does it take to find SDA accommodation in Australia?

Most participants take four to twelve weeks from first enquiry to move-in, but it varies. High Physical Support and Robust dwellings in popular Australia locations have shorter supply, so the wait can be longer. Improved Liveability and Fully Accessible properties tend to have more options. Carevo connects you with multiple SDA providers at once so you can compare current vacancies side by side rather than waiting on a single waitlist.

Can I choose my own housemates?

In most cases, yes. SDA dwellings are usually shared (two to five residents), and providers will arrange meet-and-greets before anyone signs a dwelling agreement. Compatibility matters because you will be sharing common areas and often the same SIL roster. If you already know someone you want to live with, tell the provider early so they can look for a vacancy that suits both of you.

What happens if I don’t like my SDA placement?

You are not locked in forever. SDA dwelling agreements include notice periods, and you can move to a different SDA property if your needs change or the placement is not working. Talk to your support coordinator first. They can raise concerns with the SDA and SIL providers, request changes, or help you find an alternative property through Carevo.

How much rent will I pay?

Your Reasonable Rent Contribution is 25% of the Disability Support Pension plus 100% of any Commonwealth Rent Assistance you receive. The exact amount changes with each DSP indexation, so the SDA provider will give you the current figure in writing. The NDIS pays the rest of the housing cost directly to the provider.

Are there SDA vacancies in Australia right now?

Vacancies change weekly. Rather than promise availability, Carevo will check current listings with registered SDA providers in Australia when you make contact, so you see what is genuinely available now and what is in the pipeline. Some categories (especially High Physical Support new builds) may have a wait; others may have immediate vacancies.

Do SDA providers also provide SIL support?

Many do, but you are not required to use them. SDA and SIL are separate NDIS funding lines and separate service agreements. You can choose a SIL provider that is independent of the SDA provider. Providers through Carevo will be upfront about whether they offer SIL in-house or work alongside other SIL providers in the building.

SDA in major Australian cities

SDA stock and vacancy turnover varies meaningfully between metros. The pages below cover the main markets, with current listings and provider notes for each:

  • SDA in Sydney, see Sydney SDA providers for inner-city, Western Sydney, and Northern Beaches stock. SDA pricing in Sydney is at the top of the location-based loading.
  • SDA in Melbourne, Melbourne SDA is one of the deepest markets in Australia, with significant new High Physical Support builds in the inner north and west.
  • SDA in Brisbane, see Brisbane SDA options; the Brisbane market has grown rapidly in the last 24 months.
  • SDA in Perth, Perth SDA coverage spans the metro area, with several large group home operators in the eastern and southern suburbs.
  • SDA in Adelaide, Adelaide SDA providers cover the metro and inner regional areas.
  • SDA in Wollongong, Newcastle, Geelong, regional SDA stock is thinner but Wollongong, Newcastle, and Geelong all have active providers.
  • SDA in Canberra (ACT), see ACT SDA for purpose-built apartments and group homes.

If your preferred city is not listed, call us on 1800 953 253, most SDA providers operate state-wide and we can check current vacancies anywhere in Australia.

Wait times by SDA design category

Wait time is the question that decides most placements. Rough indicative ranges for Australia based on what providers report:

  • Improved Liveability, usually 2 to 6 weeks. Largest stock and highest vacancy turnover.
  • Fully Accessible, typically 4 to 10 weeks. Steady supply but apartments fill quickly.
  • Robust, 8 to 16 weeks, sometimes longer. Smaller specialist provider pool.
  • High Physical Support, 12 to 24 weeks for new builds, sometimes immediate for legacy stock. The pipeline is strongest in Melbourne and Sydney; Adelaide and Perth wait times are typically longer.

These are guides only. If you have an urgent need (e.g. discharge from hospital, change in circumstances), tell us upfront, many providers can prioritise urgent matches if they have a suitable property in pipeline.

How SDA connects to other NDIS supports

SDA rarely sits alone. Most participants in SDA also use:
